Our fixed-fee pricing model for straightforward transactions ensures that you know exactly what to expect, allowing you to plan your budget confidently. Please click the links below for information on key stages, timelines, and associated costs for freehold/leasehold purchases, freehold/leasehold sales and mortgages or re-mortgages:

Please note our estimated fees are based on the assumption that your case is a straightforward transaction. Please be aware that the fees may differ depending on the specifics of each transaction and occasionally may exceed the quoted amount. If the matter necessitates extra time, additional charges may apply. We retain the right to adjust our estimated costs if your transaction becomes more complex than anticipated or requires extra work not initially foreseen. In the event that a matter does becomes protracted, we want to assure our clients that any fee adjustments will be communicated transparently.

Please see below situations where an increase in costs might be necessary (though not limited to) include instances such as:

  • Where the matter requires urgency, an expedition fee may apply and/ or
  • A defect in title which requires remedying before completion and/ or
  • A purchase or a sale of a high value property and/ or
  • Where the Building Safety Act 2022 applies, an additional supplement may apply and/ or
  • Where there is a surrender of an existing Lease and the grant of a new Lease (leasehold transactions only) and/ or
  • Where the terms of the Lease need to be amended/ varied (leasehold transactions only) and/or
  • Where there is an unreasonable delay from third parties providing documentation and/ or
  • Where the mortgage lender is separately represented and/or
  • Where the lender involved is a bridging finance company or an Islamic finance company the costs can increase up to £500.00 plus VAT and/ or
  • Making any amendments or corrections to your mortgage offer and/ or
  • Satisfying any non-title conditions contained in the mortgage offer and/ or
  • Where a transfer of title is to take place with a mortgage/ re-mortgage transaction and/or
  • Where the property being purchased is a shared ownership property, a further supplement may be charged and/or
  • Obtaining any form of consent (including a licence to assign) when buying leasehold properties and/ or
  • Obtaining planning and/or other documentation required which is not provided by the seller’s solicitors and/ or
  • Obtaining quotes and putting in place legal indemnity insurance and/or
  • Extensive communication with estate agents, including frequent calls or updates on your matter, may result in additional charges and/ or
  • Raising enquiries relating to tenanted properties and/ or
  • Preparing deed of gifts or otherwise preparing documents/letters for any deposits being provided as way of gifts and/ or
  • Preparing statutory declarations or any other documents required in the transaction.
 

Disbursements are costs that we incur on your behalf in relation to your matter, which are paid to third parties. We have provided you with a general guide to the disbursements which are required to complete the transaction. This list is not exhaustive and other disbursements may apply for example indemnity policy fees where there is a lack of planning permission or buildings regulations and additional fees set out in individual leases. As advised above certain disbursements that are likely to vary as local authority searches vary from one local authority to another local authority and Stamp Duty Land Tax fees and Land Registry registration fees are dependent on the purchase price of the property.

Please note that our organisation is VAT registered. Therefore, VAT is charged at 20% and will be
added to your fees outlined above should VAT be chargeable for your matter.
